A house on the water is two properties. One is the building. The other is the shore: the tide that runs past it, the light at five on a winter afternoon, the permits nobody kept.We sell both, and we start with the second.
The view is the reason. The paperwork is the price.
Every house we take on gets the same first week: a walk of the shoreline at low water, a read of the bulkhead, dock and septic records, and an honest note on what a careful buyer will ask. Then we decide, with you, what it is worth.
The housesfour samples
Each house, read like an object.
The kind of sheet we write for every listing: the water, the shore, the light and the one thing we would tell a buyer first. These four are samples of the format.

The salehow it runs
A waterfront sale has its own order of work.
Read the water
Tide range, exposure, erosion setbacks and what the county allows at the shoreline. We walk it at low water before anything else.
Paper the shore
Dock and bulkhead permits, septic records, easements and shared float agreements, gathered before the house goes public so nothing surprises a buyer late.
Show it at its hour
Photographs and showings timed to the light and tide that make the case, whether that is a still morning or a long west sunset.
Hold the line
Waterfront inspections raise their own questions. We answer them with records, not reassurance, so the price you agreed survives to closing.

Client words, once given

A valuation starts with a conversation and a walk of the shore. There is no cost and no obligation to list.
